Requirements

On a 30-hectare site in the north of Munich, the FC Bayern Campus for youth sports was to be built from 2014 onwards, consisting of:

• an academy
• a venue for 2.500 spectators
• a clubhouse
• a sports hall for the club sports of the FCB
• a depot
• and, in addition, from traffic areas, parking lots, divisions, sports fields, open spaces and nature conservation areas.

It was clear from the beginning that explosive ordnance was to be expected on the former barracks site. Other challenges included the fact that the huge site is located on the boundaries of two municipalities and is in the direct vicinity of the Fröttmaninger Heide nature reserve. In addition, all construction services were awarded to individual contractors.

At the same time, punctual completion in 2017 and cost loyalty were important to FC Bayern e.V. as the client. Therefore, he decided to use project control.

Implementation

In close cooperation with the client, Companeer provided full project control as well as special consulting and project management services for the new construction and furnishing of the FC Bayern Campus.

The project was implemented with a focus on cost and schedule reliability. The FCB Campus was completed on time and within budget and in line with the client’s quality requirements.

• Project management (all areas of activity and project stages) for construction and equipment
• Reviewing and updating the user requirements program prepared by the architect in coordination with the subsequent users
• For equipment (furniture, IT equipment, operating equipment, special equipment, etc.) Preparation and updating of the user requirements program as well as budget planning
• Commissioning planning, preparation of a commissioning schedule and control of implementation
• Advising the owner and operator on operation (operating cost calculation, locking plan, FM tenders, maintenance, etc.)
• Assisting the builder with the breakdown of depreciation costs
